If you’re buying a new home, it’s important that you run it through a home inspection. By having your prospective home inspected, you can find and troubleshoot any issues with the house before you purchase it. The same goes for selling a house—a home inspection allows you to be aware of any repairs that need to be conducted before you sell it. However, a lot of potential homeowners don’t know what to expect in a standard home inspection. What Exactly is a Home Inspection and What is Included in It?

According to the American Society of Home Inspectors (ASHI), a home inspection entails a visual check on the structure of your potential home. A home inspector will prepare a report on your home’s heating and air conditioning system, electrical systems, interior plumbing system, visible insulation, windows, ceilings, floors, foundation, roof, attic and basement. How Long Does It Take and How much Will it Cost?

A basic home inspection will take about 2-4 hours, depending on the size of the house. The cost of the home inspection also depends on several factors such as the geographical location, the size of the house and its age.

Can I DIY it?

While we encourage DIY projects, as it makes homeowners a lot more independent, we don’t recommend it when it comes to home inspections. While you might be experienced, and you might think it will save money to do it on your own, home inspectors are trained for this job. They can identify what does or doesn’t look like proper installation or construction. They will be able to identify any issues quickly and efficiently and provide any solutions necessary. It’s also good to have an objective, third-party inspect your home or your prospective home.

What Happens After the Inspection?

A home inspection is simply an examination of your home. It does not determine the market value of your home or prospective home, it does not provide a grade and it isn’t a municipal inspection After the inspection, your home inspector will prepare a report describing its condition and whether certain components of your home need to be repaired or replaced. This report will be helpful for you or your seller to look at, in order to know what repairs must be made. However, sometimes reports might not indicate problems at all. That does not mean the home inspection was not worth it; in fact, the inspection will allow you to purchase or sell the house with increased confidence and surety.
